I'd say your best bet is to go to a coffee shop out of your area, and find the owner/ manager and ask them.
Let them know you are opening a coffee shop but not in the local area so you'll not be a threat to them and if they are a nice enough person they should be willing to let you know what their bill per quarter is!
The problem you have is it will vary depending on the equipment you use and how many lights you have etc. and air conditioning for the hot summers (well next year might be) and the cold winters.
